Situated on a tight site in a busy urban area, the project required a construction method that would allow for quick assembly without disrupting the local community. The client, a developer looking to maximize ROI, needed a solution that not only provided high-quality housing but also minimized construction costs. The requirement was to adhere to stringent building codes and sustainability standards, which can often complicate and extend traditional construction timelines.
MMC Eco Homes offered a modular construction approach using their panelised system. This method significantly reduced on-site building time and disruption, making it ideal for the congested urban location. The semi-detached units were constructed using SIPs for the core structure, with a brick slip system on the front and a render clad system on the sides and rear, which not only enhanced the aesthetic appeal but also met all relevant building standards and codes for sustainability and energy efficiency.
The pre-construction phase involved detailed planning and design to ensure that all components of the semi-detached homes could be quickly assembled on-site. This stage set the groundwork for a streamlined build process that would align with the developer's goals for a fast turnaround and high-quality finish.
The core structures of the semi-detached units were erected in an average of one day per house, thanks to the prefabricated panelised system. This rapid assembly allowed the project to progress with minimal disruption to the surrounding area—a critical factor in the busy urban setting of Stoke-on-Trent. Follow-on works, including internal fittings and external finishes, were completed over the next three months.
The finishing phase involved applying a brick slip system to the front of the units for a traditional aesthetic, complemented by a modern render clad system on the sides and rear. This combination not only fulfilled the aesthetic and functional requirements but also ensured the development blended seamlessly into the existing urban landscape.

The prefabricated nature of the SIPs allowed for the structural assembly of the housing units to be completed in an unprecedented two days, with total project completion in three months, significantly faster than traditional construction methods.
The panelised approach significantly reduced the overall construction costs by minimizing labour and on-site resource requirements, thereby enhancing the project’s return on investment for the developer.
The development met all relevant building codes and standards, achieving high marks in sustainability due to the energy-efficient properties of the SIPs and the materials used for the external cladding systems.
The developer was extremely pleased with the final product, highlighting the project’s efficiency, cost-effectiveness, and the high quality of the construction, which together positioned the development as a leading example in modern residential building projects.
